If your main home is in Cardiff, you will normally be a Welsh taxpayer for non-savings, non-dividend income. HMRC commonly uses a tax code beginning with C. Confirm your address and status if you moved during the year or have homes in more than one part of the UK. See the official Welsh Income Tax rules.
Is Stamp Duty different when buying property in Cardiff?
Yes. A purchase or lease of property in Cardiff falls within Welsh Land Transaction Tax rather than Stamp Duty Land Tax. The price, type of property, existing ownership and reliefs can change the result. Check the Welsh Revenue Authority’s Land Transaction Tax guidance.
Does my Cardiff business pay different Corporation Tax or VAT?
Corporation Tax and VAT are UK taxes, so a Cardiff trading address does not create separate Welsh rates. The facts of the trade, company, supplies and customers still determine the return, rate and place-of-supply treatment.
Does working in England stop me being a Welsh taxpayer?
Not by itself. Welsh taxpayer status is based mainly on where you live, not where your employer or client is based. Split homes, moves during the tax year and periods outside the UK require a closer review.
Personal returns
Self Assessment Tax Return Questions

Do I need to file a Self Assessment tax return?
You may need a return if you are self-employed, receive rental or foreign income, have taxable gains or dividends, face the High Income Child Benefit Charge, or have other income not fully taxed through PAYE. The reason for filing and the tax year should be established before registering.
What records are needed for a Self Assessment tax return?
Relevant records can include P60s, P45s, pension figures, interest and dividend statements, business or rental records, disposal documents, foreign income, student-loan information and HMRC correspondence. The correct list depends on every source of income and gain in that year.
What is the deadline for an online Self Assessment return?
For most individuals, the online return and balancing payment are due by 31 January following the end of the tax year. Registration, paper returns and payments on account have different dates. Check the current Self Assessment deadlines for the return concerned.
What are Self Assessment payments on account?
They are advance instalments towards the following year’s bill. A January payment can therefore include both the balancing amount for one year and the first instalment for the next. A claim to reduce them should be supported by a reasonable estimate of the lower liability.
Property income
Landlord and Rental Income Questions
For single lets, jointly owned property, HMOs, student accommodation and overseas landlords with property in Cardiff or elsewhere in the UK.
Do landlords need to file a tax return?
Rental income usually needs to be reported to HMRC, although the reporting route depends on the gross rent, taxable profit and wider tax position. Joint owners report their respective shares, and ownership between spouses or civil partners may need separate consideration.
Which expenses can a residential landlord claim?
Allowable revenue costs may include agent fees, insurance, qualifying repairs, service charges and professional fees incurred for the rental business. Improvements, private costs and capital expenditure are treated differently, so invoices should be considered by purpose rather than description alone.
Can a landlord deduct mortgage interest from rental income?
For an individual with residential property, finance costs are generally restricted and may produce a basic-rate tax reduction instead of a full profit deduction. Companies and some non-residential property businesses can have different treatment.
What should I do about undeclared rental income?
Establish the properties, ownership, years, rent and expenses before contacting HMRC. The correction may be made through amended returns or a disclosure route such as the Let Property Campaign. The route and penalty position depend on the dates and circumstances.
Disposals and gains
Capital Gains Tax Questions
Property, shares, cryptoassets, business assets and gifts can all create a disposal that needs to be measured and reported correctly.
When can Capital Gains Tax arise?
A taxable disposal can include a sale, gift, transfer, exchange or compensation relating to an asset. The calculation normally starts with disposal value less allowable acquisition and disposal costs, then considers losses, reliefs and the annual exempt amount.
How quickly must a UK residential property gain be reported?
A UK residential property disposal with Capital Gains Tax to pay can have a separate reporting and payment deadline before the normal Self Assessment deadline. Review the completion date promptly and use the current Capital Gains Tax reporting route.
Can Private Residence Relief reduce a property gain?
It may reduce or remove a gain where the property was genuinely occupied as the owner’s main home. Dates of occupation, absences, letting, business use, garden or grounds and ownership history can affect the calculation.
What records support a Capital Gains Tax calculation?
Keep purchase and sale statements, legal and agent invoices, evidence of capital improvements, valuations where relevant, ownership details and records supporting any relief. Bank movements alone rarely explain whether expenditure is an allowable capital cost.
Overseas matters
Foreign Income and Overseas Tax Questions
Foreign pensions, property, employment, dividends, interest and gains require the UK residence position and source documents to be read together.
Must a UK resident declare foreign income?
UK residents commonly report foreign income and gains, but the precise treatment depends on residence, domicile-related rules, the income type, tax year and any applicable exemption or claim. Convert each amount using an appropriate exchange rate and retain the overseas statements.
What is the SA106 foreign section?
SA106 is the Self Assessment section used for many forms of overseas income and foreign tax. It does not replace the need to consider residence pages, Capital Gains Tax pages or claims where those are also relevant.
Can foreign tax paid be credited against UK tax?
Foreign Tax Credit Relief may be available, normally limited by the treaty and the UK tax attributable to the same income or gain. Evidence of the foreign income, tax paid and basis of assessment is needed.
How should omitted foreign income be corrected?
First quantify each year, country, income source, foreign tax and UK tax effect. Offshore errors may require amended returns or a formal disclosure and can carry different assessment and penalty rules, so the correction should be complete rather than piecemeal.
Business turnover
VAT Registration and Return Questions
Registration timing, taxable supplies, evidence and coding matter as much as the arithmetic on the VAT return.
When must a business register for VAT?
Compulsory registration can arise when taxable turnover passes the current threshold on a rolling basis or is expected to exceed it within the forward-looking test. Voluntary registration may also be possible. Check the current VAT registration rules before turnover crosses the limit.
What is Making Tax Digital for VAT?
VAT-registered businesses generally keep specified records digitally and submit VAT returns through compatible software. The digital trail between systems matters where figures are transferred or adjusted.
Can a VAT error be corrected on the next return?
Some errors can be adjusted on a later return within the permitted conditions; others require a separate notification. Identify the amount, net VAT effect, period, cause and whether the error was careless or deliberate before choosing the route.
What VAT evidence should a business retain?
Keep valid sales and purchase invoices, import and export evidence, credit notes, VAT account records, scheme calculations and support for business use. A bank payment without a valid VAT document may not support an input-tax claim.
Owner-managed companies
Limited Company and Corporation Tax Questions

Does an active limited company need a Corporation Tax return?
An active UK company will usually file accounts with Companies House and a Corporation Tax return with HMRC. The filing and payment dates are not the same, and the accounting period for tax may need to be split.
Which records are needed for company accounts?
Provide complete bank and card statements, sales and purchase records, payroll, VAT returns, finance agreements, asset purchases, stock information, dividends, loans and director transactions. Records should reconcile to the company’s legal bank accounts and filings.
Can a company director receive salary and dividends?
Yes, where the company has distributable reserves and the payments are documented correctly. The appropriate balance depends on profit, Corporation Tax, payroll, National Insurance, dividend tax, other income and the director’s wider objectives.
What is a director’s loan account?
It records money introduced, withdrawn or paid on behalf of the company by a director. An overdrawn balance can affect company tax, benefits reporting and personal tax, particularly when it remains outstanding after the year end.
Employers and directors
Payroll, PAYE and Employer Questions

When does a business need to run payroll?
A PAYE scheme may be required when employees or directors are paid at relevant levels or have particular circumstances. Payroll records, payslips and HMRC submissions must match the actual pay date and amounts.
What does RTI mean in payroll?
Real Time Information is the reporting system used to tell HMRC about employee payments and deductions on or before the relevant pay date. Late or inaccurate submissions can affect liabilities and employee records.
Can payroll be run for only one company director?
Yes. A director-only payroll can produce payslips and RTI submissions, but the salary should be supported by the company’s circumstances and reviewed alongside Corporation Tax, National Insurance and the director’s other income.
Can an earlier payroll mistake be corrected?
Usually, but the correction depends on the error, pay period, tax year and reports already filed. Check the payroll record, payment and HMRC submission before changing figures so the correction does not create a second mismatch.

What should I do after receiving an HMRC compliance check letter?
Note the deadline, tax, period and information requested. Reconcile the relevant return to its records before replying, and do not guess at missing figures. The opening letter should be read with any earlier correspondence.
Can HMRC request bank statements?
HMRC can request documents it considers reasonably required to check a tax position, subject to the applicable powers and safeguards. A response should identify what is relevant, explain the records and preserve a clear copy of everything supplied.
What is a voluntary tax disclosure?
It is a structured correction of unpaid tax, omitted income, gains or other errors. A complete disclosure normally addresses the years, tax, interest, penalty behaviour, supporting schedules and explanation of how the error occurred.
Can an accountant correspond with HMRC for me?
Once the appropriate authority and engagement are in place, an accountant can prepare responses and correspond with HMRC. You remain responsible for providing complete information and approving factual statements and returns.

Should I trade as a sole trader or limited company?
The answer depends on expected profit, withdrawals, other income, commercial risk, administration, VAT, payroll, pension plans and future sale or investment. A comparison should cover both tax and the practical cost of operating each structure.

Yes, where the scope and facts are suitable. Written advice should identify the question, assumptions, documents reviewed, relevant date and any action or filing required; it is more than a short confirmation by email.
