Non-Resident Landlord Tax Calculator
Estimate the tax a letting agent or tenant may withhold under the Non-resident Landlords Scheme, then compare it with an individual landlord’s annual UK Income Tax position.
Scheme tax is calculated from rent handled in the period less qualifying expenses paid by the agent or tenant. It is only a credit: the final liability follows the annual property profit and the landlord’s wider UK tax position.
NRL Scheme and Self Assessment
Calculate withholding and the estimated annual UK tax position
The scheme period can be a quarter or an annual projection. The annual section should contain the landlord’s complete share of UK property figures for the tax year.

Direct answer
NRL Scheme tax and annual rental Income Tax are different calculations
A letting agent normally withholds at the property basic rate from rent received or controlled, after expenses the agent actually paid and can reasonably treat as deductible. Personal Allowance and expenses paid directly by the landlord do not reduce that scheme calculation.
The landlord’s tax return uses the full tax-year rental accounts, property losses, eligible finance-cost relief, other UK income and any Personal Allowance entitlement. Tax shown on the NRL certificate is then credited against the final UK liability.
Practical NRL process
What happens when a Cardiff property owner lives abroad
- 01
Establish whether the scheme applies
For NRL Scheme purposes, HMRC normally treats an individual absent from the UK for six months or more as having a usual place of abode abroad.
- 02
Check for HMRC gross-payment approval
The agent or tenant should stop withholding only when HMRC has issued the relevant notice.
- 03
Calculate each scheme period
Rent handled less deductible expenses paid by the agent or tenant is multiplied by the withholding rate.
- 04
Prepare annual rental accounts
The tax-year computation is wider than the quarterly NRL calculation.
- 05
Claim the tax certificate credit
Certificate tax is set against the annual UK liability, producing tax due or a possible repayment.

Records and deadlines
Keep the scheme year and tax year reconciled
Agent certificates use the year to 31 March, while an individual’s Self Assessment follows the tax year to 5 April. The five-day difference and expenses paid directly by the landlord can produce a reconciliation item.
Keep together
- HMRC approval notice and NRL reference;
- quarterly rental and expense schedules;
- NRL6 annual tax certificates;
- full tax-year rental accounts;
- mortgage-interest certificates;
- evidence supporting Personal Allowance eligibility;
- foreign return and double-tax relief records where relevant.
Common questions
Non-resident landlord tax questions
Does HMRC approval mean the rent is tax-free?
No. Approval allows rent to be paid without scheme withholding. The landlord still reports the property income and pays any final UK tax through the appropriate return.
Can the agent deduct every landlord expense?
No. The scheme calculation only includes expenses the agent or tenant paid, or paid at the landlord’s direction, and can reasonably treat as allowable. Expenses paid directly by the landlord are excluded from withholding but may belong in the annual accounts.
Does every non-resident receive a UK Personal Allowance?
No. Eligibility depends on nationality, qualifying status or a double-tax agreement, and a non-resident normally has to claim it. Choose “No Personal Allowance” unless entitlement is established.
Does this cover a non-resident company?
No. A non-UK resident company with UK property income is generally within Corporation Tax, and financing-cost rules can be materially different.
